I leased a small office that seemed to be quiet when I viewed it (in the rear of a building, away from street noise of a major road).
Came back the next day to take measurements, and noticed that I could hear other office doors frequently closing and occasional footsteps from the second floor.
I know that I can suggest to the client that every noise he hears will take him deeper and deeper…. But in reality, will these noises bring a client out of hypnosis?

Has long as you create a pre-frame that they will be sounds in the background and your client can just allow his or her mind to drain the sounds out- then your be fine-

I have a similar situation. Leased an office just off a main street next to a 'quiet' alley. Appeared to be great. I move in and now and then can hear neighboring office, cars, ambulances (cause the hospital is 5 blocks away) and the trash trucks twice a week at 10am.
I use the "extra sounds you hear will let you relax deeper" thing and that works for most people. Some don't even hear the garbage truck at all. But, there are some that are not able to tune these things out. Some of the more stressed or anxious people - for whatever reasons.
I try to schedule around the trash truck when he's on time.
I have a small fountain in my office and also a white noise machine. I have some high quality noise reduction headphones that I'll use in a pinch. These help tremendously. Very rarely do I get someone that is still distracted by the noise. These people tend to be the ones with morning appointments that are going to work after the session.
In these rare cases, I ask them to reschedule for an afternoon/evening time.
In reality the noise will probably cause you some trouble. Find what you can do to work around it as professionally as you can and your clients will appreciate it.
